Xi'an Wuxing Business and Trading Center. The Center is the leading enterprise of Commercial and Trade Bureau of Xingcheng District of Xi¡¯an city. It is a state owned middle-sized enterprise incorporated by former Xi¡¯an Wuxing Commercial and Trade Center, Xi¡¯an Women and Children Articles Company and Xincheng Foodstuff Trading Company of Xi¡¯an. The enterprise has a total asset of 47.8 million Yuan, a registered capital of 12.69 million Yuan. It has 895 employees and the total business area is 12387 m2 (of which the business area of Xi¡¯an Women and Children Articles Company is 5172 m2).
III. Project Description
The project lies at the south section of Jiefang Road, the most prosperous commercial street of Xincheng District which was called the gateway of Xi¡¯an. The geographical position is favorable. After the project is completed, it is against Jiefang Road in its face and Shangjian Road in its back, close to the entrance to Dongyi Road in the left and Minle Xinduhui in the right. It covers an area of 37 mu. It faces Xi¡¯an Railway Station and connects Dongdajie Street and Dachaishi Street closely.
The project has a covered area of 37 mu and a construction area of 80000m2. The FAR is 3. The project is proposed to build a large size women and children shopping mall with 2 storeys under the ground and 6 storeys above the ground. Of which:
The 1st underground floor: Baby carrier, baby bed and toy, children's Elysium with famous home and international brand; children photography;
The 2nd underground floor: parking lot and equipment room;
The 1st floor: cosmetics with world famous brand and superexcellent gold, silver and jewellery ornament, top grade box and suitcase, lady¡¯s shoe and cap;
The 2nd floor: maiden and gentlewomen clothes, offspring clothes, lovers¡¯ clothes, family clothes, lady¡¯s underwear and fashion blouse with home and abroad brand;
The 3rd floor: top grade professional clothes with world famous brand, rest hall (tea hall and caf¨¦ bar);
The 4th floor: children clothes and baby¡¯s articles with home and international famous brand;
The 5th floor: fashionable family articles with home and international brand;
The 6th floor: international hairdressing chain salon, women gymnasium club and women bathing center;
The top of the building: Women special swimming pool, tennis hall, sports center and air garden.
The total construction area is 80000 m2, and the coverage area of building is 24666 m2.
IV. Total Investment and Cooperation Form
Total investment of the project is 680 million Yuan. The fund source: 60 million Yuan is self-financed from the Xi'an Wuxing Business and Trading Center, 30 million is from the bureau system and the cooperative party and supported facilities is 120 million Yuan. The rest is from the developer. Cooperation form: joint venture or cooperation.
For the investment, construction and operation of the project, we will adopt stock system to manage. According to the development concept, it will be managed unifiedly.
V. Anticipation of Market and Analysis of Investment Return
Income estimation: 640 million Yuan/year (refer to the sales income of Minsheng Enterprise)
The whole investment will be recovered within 5 years according to estimation.
