III. Project Description
1. Construction contents and scale
Yinzhen Township Storage and Logistics Center is located in the south suburb of Xi¨an, the east of Chang¨an district. The Center has 2.8 km2 of land for construction. The total construction area is 1.336 million m2. The construction contents include: (1) Comprehensive building of finance, business and electronics; (2) Comprehensive exhibition and sales hall; (3) Logistics and commercial trade hotel; (4) Comprehensive exhibition and sales hall of storage area; (5) Office and comprehensive building of storage area; (6) storage area and processing, selection and cluster area; (7) road and forestation of storage area; (8) auxiliary projects; (9) public utilities of storage area.
2. Project advantages analysis
(1) Regional traffic advantages: 7 highways of Xitang, Yanyin, Banyin and Huanshan etc meet at Yinzhen Township. Xikang Expressway set up fly bridges in its north and south. Yanyin New Line connects Guanzhong Huanxian grade I highway and Xi¨an Bypass expressway. Xikang Railway runs across its territory and it also set up south station of Xi¨an. Logistics is located at the main artery from south to north. It is the best passage and bridgehead of Southwest Area, Northwest Area and Central China area.
(2) Infrastructure advantages: There is a 110 KVA power transformer station, a water supply plant with daily water supply capacity of 50000 tons, 20000 telephones of installation capacity, and 2 mobile telecom basic stations in logistics. CATV has been housed in the area. The road, water supply, power supply and communication have basically been completed.
(3) Resources advantages: Shaanxi is a big resource province. The output and transmission of petroleum and natural gas are increasing year by year. Building material and fruit industry has taken scaled. At present, based on Xi¨an, the center is orientationed to be a large logistics center integrating distributing, packing, processing and storage of energy source, chemical industry, building material, fruit, herbal medicine, which radiates the surrounding areas, connects the south and the north, serves the whole province and faces the whole country.
IV. Total Investment and Cooperation Form
Total investment is estimated to be 2.412 billion Yuan including construction investment of 2.356 billion Yuan, fluid capital of 56.6 million Yuan. Cooperation form: investment for single project or overall development.
V. Anticipation of Market and Analysis of Investment Return
Yinzhen Township Logistics Center has been included into one of 4 constructed modern logistics bases by Shaanxi Provincial Government. After the logistics center is built, the annual transaction volume can exceed 500 million Yuan and annual profit earned is estimated to be 270 million Yuan.
