III. Project Description
Yangling agricultural theme park has already been included in the key tourist projects of Yangling Agricultural High-tech Industries Demonstration Zone, and is under application for "Travel investment planning in West China". It covers an area of about 1,500mu. According to the theme of "One-park and more-zone, and focusing upon high-tech ecological recreational tourism", the Project is mainly to show domestic and international agricultural hi-tech achievements, excellent crop varieties and Chinese time-honored agricultural history. According to high standard design and plan, it is planned to build world agricultural tourism sightseeing spot.
The Project is comprised of 7 major functional sections, such as plant section, seedling and flower section, animal section, insect world, life garden, shopping mall, and performance section. Each major section also includes many sub-sections, for instance, the animal section contains animal husbandry sub-section, poultry industry, pig breeding industry, world of dogs, and world of horses. In order to make the Park become more recreational and interesting, necessary measures have been taken to forbid vehicles in all sections. Visitors can take the carriage to visit the Park, and make the performance of taming dogs and horses. The Project has passed the earlier-stage demonstration.

V. Anticipation of Market and Analysis of Investment Return
Yangling Demonstration Zone is an agricultural high-tech industries demonstration zone at state level, the birthplace of Chinese agricultural civilization. It has centuries-old agricultural civilization history. Along with the quick development of Yangling’s economy and completion of various large size tourist projects, the tourism industry in Yangling developed quickly. In 2004, it received 1.58 million person-times and comprehensive income of tourism was 248 million Yuan. At present, there are 10 tourist scenic spots, 6 star class restaurants and 2 travel agencies. Junst Yangling Xintiandi Sci-tech Demonstration Park received over 200,000 person-times. It has good tourism environment and market effect. It lays a solid foundation for market development. The market prospect of the project is huge.
According to the market scale of 1.46 million person-times in 2002 and calculated by receiving 800,000 tourists per year averagely, the annual profit in the first 3 years can reach 50 million Yuan, the profit in the normal year can reach 70 million Yuan. The whole investment estimated to be recovered within 6 years. The profit rate of investment is 19.44% and the internal rate of return is 14.36%.
